New build houses London

North Dene, South London (In Progress)

Our proposal for two stunning new build houses in London  has been carefully designed to replace the existing fire-damaged historic building on the site.

These two new homes located on a beautiful site in a leafy suburbs of south London will offer a contemporary reinterpretation of the original structure, designed to blend seamlessly with the character of the area while meeting the needs of modern family life.

The design of the new homes draws inspiration from the original building, preserving its essential architectural elements—such as pitched roofs, brick and stone detailing, and traditional window styles—while adapting the form to suit contemporary needs.

Revitalizing a Landmark: A Vision for the Future

The existing building, once a proud and prominent feature of the area, is now in a state of disrepair and poses significant structural risks. Despite efforts to enhance security, the property has unfortunately become a target for vandalism and anti-social behavior. Given the building’s unstable condition and the impossibility of preserving it from both a financial and structural standpoint, our proposal is to thoughtfully deconstruct the current structure and create something new—while respecting the spirit and legacy of the original.

We plan to retain the essence of the building by splitting its massing into two distinct, yet complementary, family homes for our client and his brother. These new homes will be carefully designed to fit within the constraints of the site, stepping forward and back to align with the neighbouring properties’ building lines.

By subdividing the site into two plots, we aim to create homes that are in harmony with the surrounding area, offering a more appropriate scale and a more cohesive, family-friendly environment. This approach not only reflects the positive impact the original building once had but also enhances the neighbourhood for years to come.

Each house will maintain the four floors of living space found in the original, with spacious basements and bedrooms tucked within the pitched roof. The overall height of the new homes will remain thoughtfully below the original roofline, ensuring a harmonious scale within the neighborhood.

Each home’s ground floor will feature expansive, open-plan living spaces including the kitchen, dining, and reception rooms, creating a welcoming environment for family gatherings. The basement levels will house additional living space, as well as utility and plant rooms, all of which open onto a private sunken courtyard to the rear, providing each home with its own outdoor sanctuary. To cater to the needs of large families, both homes will offer six generously-sized bedrooms, ensuring ample space for both relaxation and personal growth.

Timeless Elegance, Reimagined

In seeking to recreate two distinguished new homes that offer a contemporary interpretation of the original building, we conducted a careful study of the existing structure’s proportions. We found that a grid pattern could be superimposed onto the room proportions and extended this concept into the layout of the new houses. This approach established a central axis for both homes, drawing inspiration from the long-standing tradition of the neoclassical Palladian villa.

Exquisite Detailing and Sustainable Finishes

It is proposed that the houses be clad in brick to match the existing historic structure, with stone detailing around the entrance porch and windows. The roofs will be covered in handmade clay roof tiles, mirroring those of the original building, and will incorporate conservation-style pitched rooflights. The glazing will feature aluminium frames that are thermally efficient, while drawing inspiration from the existing part-leaded timber-framed windows in both appearance and detail. All balconies and railings will have a powder-coated metal finish.

The homes will also be built to the highest energy-efficiency standards, exceeding current building regulations.
