Efficient Technical Design
When you look at a building that we have designed for you, our aim is that the project is a reflection of all that you have dreamed of!
To achieve the this vision in a efficient manner, it is important to us that a complete technical design package has been developed prior to commencing on site. This will mean that all decisions will have been made with you in advance and there will be a comprehensive set of drawings, specifications, and schedules for everyone to work with.

Why Do We Think This is Important?
If you want to achieve a build that is on time and on budget, we need to enable you as a Client to make decisions early and to have time to think these through. Making decisions on site when the project is being constructed, will inevitably lead to issues with co-ordination, and changes that can cause delay and inevitably increase the building’s cost.
Making these design decisions in advance will reduce any stress involved in the project and get you as close as possible to cost and programme certainty. The build process will also be smooth and harmonious. We want to encourage a feeling of collaboration during the entire design process and to avoid confrontational relationships between all parties involved.
For this reason, we focus a lot of our resources in the pre-construction stages of a design and always seek to avoid “fast-tracking” a project. Issuing construction packages without completing a detailed design process will result in the added stress to you of making last-minute decisions on site.
On site, these delays and changes will bring unwanted costs to you as a Client and will inevitably lead to compromises in the design.

The Anthro Process is an evolution of the RIBA (Royal Institute of British Architects) Plan of work and is set out in a series of simple design stages.
Stage 01 Pre-Design
This is a key part of the process – it’s the all important preparation stage, where we take time to understand your needs and explore what your aspirations are. The process of this stage helps refine your brief while also allowing us to gather initial information about the site and context. The aim of this stage is that we have a clear picture of the constraints and intentions for the project before jump into the design process.
Stage 02 Concept Design
This is one of the most exciting stages of a project! This is the time when you really get to see the project you have dreamed about begin to materialise and the potential of your site is fully imagined. We explore concepts through sketches and computer models, and work with you to bring your vision into reality.
During this stage if required, we may also prepare a pre-planning submission to begin gaining feedback from the Local Authority on our design proposals.
Stage 03 Developed Design
Having agreed on a preferred concept, the design now develops into a more refined proposal. We focus on the design in more detail, exploring how the daylight and sunlight would fill the spaces, what materials we might use etc. During this stage, we really want you to start inhabiting the design and to imagine yourself in these spaces. As part of this process, we produce measured plans, sections, elevations, material palettes, and even interior concepts, physical models, and computer generated renders.
This is also the point at which we would submit a Planning application to the Local Authority.
Stage 4 Technical Design
This is the most detailed and time-intensive stage of your project’s life so far. As part of this stage, we produce meticulous technical packages, to allow the project to be accurately tendered, costed and ultimately built. We work closely with you and the rest of the design team, to ensure that every detail of your project is considered and co-ordinated.
Stage 5 Construction
This is the stage when your project begins to come to life in front of you, rather than simply existing in our drawings! We have a key role to play during Stage 05 of a project and can bring real value to the build. We will be at hand throughout the build to advise and answer queries from the contractor and work with them to resolve site issues. By maintaining this relationship, we also keep a close eye on progress, quality, and accuracy. We continue our job as the lead consultant and may also take on the role of Contract Administrator, overseeing the construction contract and monitoring site progress.
Stage 6-7 Post-Completion
Once your project is complete, we make sure to remain on hand to assist with any minor issues that might arise, that may require rectification by the contractor. We also like to use this stage as an opportunity to understand how you use the building and hear about your experience living there, so that we can learn lessons from the successes or challenges of the project.
